Investors having trouble finding deals in 2007, with the banks hanging tough on short sales and REO prices are going to find 2008 and 2009 to be incredible years. Real deals are starting to occur - investor grade purchases are finally happening, both at the retail level with individual investors and finally with some of the bulk buys.
The bulk buys requiring one investor to buy a minimum of $10 million in property directly from a lender are finally dropping in price where they are making sense. At NCREI we have been approached multiple times over the past year with deals that did not make sense for us We are finally seeing real bulk buy opportunities for our members to buy properties at a sufficient enough discount to make money as an investor.
