A syndication is just a fancy name for a form of partnership. It’s an ownership of real estate by two sets of partners. Managing Partners (Syndicators) find a distressed property (generally an apartment building), rehab it, stabilize its income and manage it 100%. Equity Partners put up most of the capital needed for acquisition, rehab and reserves. Managing partners get an ownership portion of the property for their services but the lion’s share of ownership belongs to the equity partners. Each equity partner receives his/her ownership percentage in a standalone LLC, which owns the property. A properly structured syndication is far superior to a mom & pop operation for two reasons: higher returns and no toilet headaches. How do you think I got my full head of white hair from?
